What is Included
Material specified is the standard specification. A wide variety of options are available and all materials supplied will conform to the Building Code in your area.
- Floor System- including joists or trusses, beam, teleposts & OSB sub floor
- Roof System - Trusses, gables, blocking, ladders, sheathing, hardware, roof vents, flashing, soffit, fascia and shingles
- Wall System - Exterior wall panels built with 2 x 6 premium kiln dried spruce, sheathed, ready for wiring, and complete with framed window and door openings; interior wall partitions with all framed openings. House wrap (air barrier) is also included in the package.
- Windows - Vinyl windows in picture, casement or awning style (as per plan), with triple weather stripping
- Exterior Doors - ready to install, primed, insulated steel doors with weather stripping, metal cladding, jambs, brick mould and sills
- Siding - vinyl siding and trim kit
- Insulation - Fibreglass wall insulation, blow-in attic insulation, and vapour barrier
- Gyproc (sheetrock) - aqua board, polyethylene barrier, tape, corner bead, joint cement
- Interior Finish - Stairs, doors, closet doors, jambs, locksets, casing, baseboard, closet shelving, and hardware. Interior railings may be included on some models.
- Garage - wall and attic insulation, windows, man-door and insulated overhead door(s)

When budgeting for your home, Jaylin will price the home package based on our standard specifications. From there, the options are endless. Here are a few examples:
- Floor System - Our standard package features an I Joist floor system. If you prefer, you may choose to use an open web floor system.
- Exterior Finish - Standard pricing features a high quality vinyl siding, however, you may choose alternate finishes such as hard board siding, stucco, brick or rock.
- Windows - The standard window is a high quality PVC, double glazed low E window. You have many options available, such as triple glazed, double hung style, added grills, etc. Jaylin Homes will assist you with samples, brochures and experienced advice.

Why is the panelized home better? In a few words: You will have a better built home - in less time.
Are you wondering what panelized means? Have you ever seen the hit TV show, Extreme Makeover-Home Edition? Did you notice how their framed walls are built in sections with sheeting, all ready to tilt up? This is called "panelized" or "pre-framing" of walls. Panelized homes are also classified as stick-framed homes.
That "home," however, is where the similarity stops. When we frame our walls, we use the most accurate software on the market and frame inside a factory to control the environment and quality. Think about having everything framed, ready to go, and all the materials there to get a "dried-in" stage. It is possible to have your panelized home framed in at 1/3 the time of stick framing! Sounds good, doesn't it? It gets better.
When the price of new homes continues to rise, it is, in large part, due to the rising costs of materials. However, because of our method of production, we are actually able to keep pricing level.
